When we discuss a rat concern by phone, we ask where the activity is, what you have noticed and whether there are clues around drains, floor voids or outdoor access. At the arranged visit, we explain the accessible route and agreed work rather than making you wait for a separate proposal.
DRAINS ARE OFTEN PART OF THE ANSWER
A short-term seal is not the same as curing a drain defect.
Rats can use faults in the drainage system to reach a property. Where the signs point that way, a drain-camera inspection can be as important as sealing an indoor entry point. Ask your buildings insurer whether a drain investigation is available under your policy; cover and process vary.

Black rat
Black rats are less commonly reported in London homes. Species is considered alongside the route, droppings and building context rather than guessed from a single sighting.
HANDLE TRAPS WITH CARE
Gloves, correct placement and patience.
Rats can be cautious around unfamiliar objects. Correct trap position and the right bait are more useful than assuming human scent explains why a trap has been avoided. We use gloves for hygienic handling and select equipment for the property.
Keep household traps inaccessible to children and pets, follow their instructions and check them regularly. An outer housing alone does not make a trap safe for unsupervised access. Do not wash used traps in a dishwasher with crockery or food utensils.
